Currently the students calling Hampton Hills home are currently zoned for Griffin Elementary, Sleepy Hill Middle, and Kathleen Senior High Schools. This should be verified using the Polk County School zone finder to be sure!
The homes for sale in Hampton Hills range in size from 1519 square feet of living area to almost 3200. Building started in 2006 and continued throughout the years. This community is completed, meaning there is no new construction going on.

The community is centrally located with everything you need nearby. The Lakeland Square Mall is walking distance for most of the homes, there is a YMCA as well as restaurants, a movie theatre, and churches all located nearby. There is also a storage facility just down the road to keep all of your overflow and holiday decorations out of the garage!
What else is near Hampton Hills you ask? Best Buy, Beall’s, Sam’s Club, Hobby Lobby, Urban Air, Bowling Alley, Starbucks, and so much more all within 2 miles from your home!
For all of your home improvement projects Home Depot and Lowes are both nearby. Target is just across the street, along with Dicks Sporting Goods, Floor & Decor, Ross, and much more.
Some of the nearby sit down restaurants that Hampton Hills residents enjoy are Fords Garage, Buffalo Wild Wings, Outback Steakhouse and Chilis to name a few. There are plenty of Fast Food options as well including Chick-Fil-A, Moes, and Panda Express.
And it is also easy to hop onto I-4 for the commuter or day trips to Tampa or Orlando. It is also a short drive to Downtown Lakeland for even more restaurants, bars, and entertainment. Community Information
There are over 700 homes and nearly 200 Townhomes in the Hampton Hills neighborhoods. The community is Deed Restricted and does have an HOA with low annual HOA dues for the homes, and $148 a month for the townhomes. While they do share the name they are both separate neighborhoods.
The homes start in the mid $300,000’s and go to just over $500,000. The Townhomes are currently selling in the mid $200,000’s and have monthly dues of $185 (for 2023).
The Hampton Hills Homes For Sale were built by Lennar and Maronda Homes beginning in 2005. Construction has completed and only resales are available at this point.
